Every void day is rent you do not collect
An empty home loses rent, is vulnerable to damage and keeps a household on your waiting list for longer. We complete more than 1,000 void refurbishments a year for councils, housing associations, ALMOs and private landlords, with minor voids typically turned round in 1 to 15 days and major voids in 15 to 25. Each home comes back at minimum lettable standard, defect-free, certified and ready for sign-up.
Our own teams, not a chain of subcontractors
Most of our work is carried out by our own directly employed multi-trade teams: Gas Safe registered engineers, NICEIC-certified electricians, carpenters, plasterers, roofers, bricklayers, tilers, floorers, decorators and groundworkers. They are recruited locally from Barnet and North London and run by AGL site managers. Where a specialist is needed, we vet, induct and supervise them ourselves, so one company answers for the work from instruction to handover.
Priced your way, specified with you
We work to your schedule of rates or ours, and agree a specification for each property type with your voids or asset team. Our procurement team holds supplier pricing, so a change of specification is a conversation, not a change-control dispute. Variations are photographed, priced and approved by you before they go ahead.
Occupied homes, handled with care
Planned and cyclical works and damp and mould remediation happen in homes people are living in. We agree resident communication with you, make sure every resident can reach the AGL site manager running their works, and plan around any household you tell us needs extra support. In Islington we refurbished an occupied social housing block without moving a single resident out.
Awaab's Law, evidenced case by case
Since 27 October 2025, Awaab's Law has required social landlords to investigate damp and mould and act within set timescales, which leaves no room for vague repairs or missing paperwork. We inspect, diagnose the cause, fix it and redecorate, then give you a written report with moisture readings and photographs for every case. That is the evidence your team needs to show each hazard was investigated and put right.
Assurance your procurement team can check
We act as principal contractor under CDM 2015 and are accredited with Gas Safe Register, NICEIC, Constructionline, Competent Roofer and CHAS Elite. Everyone on our team holds the CSCS card for their role, our site managers are SMSTS trained, and an external health and safety consultancy audits our sites and practices. We are members of public-sector frameworks, and our contracts team can tell you which ones your organisation can use.

Talk to our contracts team
Tell us about your stock, your void volumes and the programmes you have coming up. We confirm which frameworks you can use to appoint us, or price against your schedule of rates or ours.

Agree the specification
We agree a specification for each property type, the reporting you need and how residents will be informed, then set out the programme at a pre-start meeting.

Mobilise
Each job is assigned to one AGL site manager, supplier pricing is set up through our procurement team, and we start taking keys or surveying homes on the agreed programme.

Deliver and report
Our multi-trade teams work in sequence, with progress updates, photographic records and variations sent for your approval as the work goes.

Hand over
Every property comes back at the agreed standard, defect-free, with its gas and electrical certificates and a photographic record.

Aftercare
Our workmanship is guaranteed for two years, and your team and your residents can reach us by phone or on our 24-hour WhatsApp line.

Questions we are often asked
How quickly can you turn round void properties?
AGL typically completes minor voids in 1 to 15 days and major voids in 15 to 25 days, depending on scope. We complete more than 1,000 void refurbishments a year, and every property is handed back at minimum lettable standard, defect-free and certified.
Can we appoint you through a public-sector framework?
Yes. AGL is a member of a number of public-sector frameworks, so councils, housing associations and ALMOs can appoint us through an established procurement route. Our contracts team can confirm which frameworks your organisation can use.
Do you work for private landlords as well as councils and housing associations?
Yes. AGL turns round voids and carries out planned works and damp and mould remediation for private landlords as well as councils, housing associations and ALMOs, to the same standard and with the same certification.
Do you use subcontractors?
Most of AGL's work is carried out by our own directly employed tradespeople, recruited locally and run by AGL site managers. Where a specialist is needed, we bring in vetted specialists who are inducted and supervised by our own site managers, so one company answers for the whole job.
How do you help landlords meet Awaab's Law?
AGL inspects, diagnoses the cause, carries out the remediation and gives you a written report with moisture readings and photographs for every case. That gives your team a clear record of what was found and what was done, and we plan our visits around the timescales your damp and mould policy sets.
