A void home earns nothing, is vulnerable to damage and keeps a household on your waiting list for longer. We complete more than 1,000 void refurbishments a year for councils, housing associations, ALMOs and private landlords across Greater London. Every one comes back to you at minimum lettable standard, defect-free and certified, ready for the next tenancy.

Minor voids and major voids

Minor voids typically take 1 to 15 days: clearance, cleaning, repairs, safety checks, damp and mould treatment and redecoration. Major voids typically take 15 to 25 days and can include rewiring, new kitchens and bathrooms, heating replacement, structural repairs and external works. We confirm which category a property falls into at the void inspection, so you know the scope and the programme before work starts.

Trades in sequence, not in a queue

Our own directly employed teams cover the trades a void needs: Gas Safe registered engineers, NICEIC-certified electricians, carpenters, plasterers, roofers, bricklayers, tilers, floorers and decorators. Because we employ them, we can sequence them tightly, so the electrician is not waiting for the plasterer and the decorator is not waiting for anyone. That keeps key-to-key times short, and it means one contractor answers for the whole property.

Specified with you, priced in the open

We agree a void specification for each property type with your voids team, so a studio flat and a family house are each held to the standard you set. We price against your schedule of rates or ours, and our procurement team holds supplier pricing, so materials are costed before work starts rather than argued over afterwards. If the inspection turns up extra work, you see the photographs and the price before we do it.

Handed back with the paperwork done

Before the keys come back, our site manager checks the property against the agreed specification and clears every snag. You receive the gas safety certificate where the home has gas, an EICR or, after a rewire, an EIC, and a photographic record of the finished home. Your lettings team can arrange the viewing and sign-up straight away.

Backed after handover

Our workmanship is guaranteed for two years from completion. And every void is delivered by a contractor accredited with Gas Safe Register, NICEIC, Constructionline, Competent Roofer and CHAS Elite.

How it works

Instruction and keys
You raise the void and pass us the keys. We log the property against the specification for its type and assign it to one site manager, who stays responsible for it until handover.

Void inspection
The site manager inspects the property, checks its asbestos information, photographs its condition and confirms the scope. Anything beyond the standard specification is priced on the agreed schedule of rates and sent to you for approval before it goes ahead.

Works in sequence
Our multi-trade teams move through the property in a planned order, from clearance and first fix to finishes. You get progress updates as the void moves through each stage.

Checks and certification
Gas and electrical safety checks are completed and certified. The site manager then inspects the finished home against the specification and clears every snag.

Handover
The keys come back to you with the certificates and a photographic record. The home is at minimum lettable standard, defect-free and ready to let.

Aftercare
Our workmanship is guaranteed for two years. If anything needs attention after the new tenant moves in, call the office or message our 24-hour WhatsApp line.

How long does a void refurbishment take?

AGL typically completes minor voids in 1 to 15 days and major voids in 15 to 25 days, depending on the scope confirmed at inspection. Every property is handed back at minimum lettable standard, defect-free and with its gas and electrical certification complete.

What is minimum lettable standard?

Minimum lettable standard is the condition a home must reach before it is let to a new tenant: safe, clean, secure and in good repair, with working heating, hot water, kitchen and bathroom and up-to-date gas and electrical safety certificates. Each landlord sets its own standard, and we agree it with you and work to it on every property.

Can you work to our void specification and schedule of rates?

Yes. We agree a specification for each property type with your voids team and price the work against your schedule of rates or ours. Our procurement team holds supplier pricing, so costs are clear before work starts.

What certificates do we get when a void is handed back?

You receive a gas safety certificate where the property has gas, an electrical installation condition report (EICR) or, where we have rewired, an electrical installation certificate (EIC), and a photographic record of the finished home. Our site manager signs each property off against the agreed specification before the keys are returned.

What happens if you find more work than expected in a void?

We photograph it, price it against the agreed schedule of rates and send it to your voids officer for approval. Nothing outside the agreed specification goes ahead without your say-so.

Who carries out the work on our voids?

Most of the work is done by AGL's own directly employed multi-trade teams, including Gas Safe registered engineers and NICEIC-certified electricians, with one AGL site manager responsible for each property. Where a specialist is needed, we bring in vetted specialists and supervise them ourselves.
