Planned works happen in homes people are living in, around school runs, shift patterns and hospital appointments. We deliver kitchen and bathroom replacements, heating upgrades, roofing, windows and doors, communal refurbishment and external cyclical works for councils, housing associations and ALMOs across Greater London. Success is a better home and a resident who would happily let us back in.

Planned before we arrive

Every programme starts with a pre-start meeting to agree the scope, the sequence, the reporting and how residents will be told about the works. We survey each property before work starts, record its condition with photographs and note any household you tell us needs extra support. Our procurement team orders materials against held supplier pricing, so the trades have what they need when they arrive.

Residents informed at every step

We agree the resident communication plan with you: advance letters, appointment times, what will happen in each home and who to call. Every resident can reach the AGL site manager running their works, and our WhatsApp line is open 24 hours. In Islington we refurbished an occupied social housing block without moving a single resident out.

Homes kept liveable

We plan each home so the kitchen or bathroom is out of use for as short a time as possible, and residents know in advance when that will be. Floors and belongings are protected, dust is controlled, and every work area is left safe and tidy at the end of the day. Where your programme offers residents a choice of finishes, we take them through it before work starts.

Signed off, property by property

Our site managers inspect every home and clear the snags before the team moves on. Gas, electrical and roofing work is carried out and certified under our Gas Safe, NICEIC and Competent Roofer registrations. You receive progress reports against the programme and a handover pack for each property, with certificates and photographs.

One contractor, fully accountable

We act as principal contractor under CDM 2015, and our own directly employed teams carry out most of the work, with vetted specialists brought in only where needed. We work to your schedule of rates or ours and are members of public-sector frameworks, which can make appointing us simpler. Ask our contracts team which frameworks your organisation can use.

    Brief and pre-start

    We review the scope, addresses and priorities with you, then hold a pre-start meeting to agree the sequence, reporting and resident communication.

    Surveys and resident notice

    We survey each property to confirm the scope and record its condition. Residents receive notice of their works, their appointment and who to contact.

    Works in occupied homes

    Our teams work home by home in the agreed order, protecting floors and belongings and leaving each home safe and tidy at the end of every day.

    Inspection and sign-off

    The site manager inspects each home, clears the snags and completes the gas and electrical certification before the property is signed off.

    Reporting and handover

    You receive progress updates against the programme and a handover pack for every property, with certificates and photographs.

    Aftercare

    Our workmanship is guaranteed for two years. Residents and your team can report any issue to the office or on our 24-hour WhatsApp line.

Can you carry out planned works in occupied homes?

Yes. Most planned works happen with residents at home, so AGL agrees with the landlord how they will be informed, protects their homes while we work and leaves work areas safe and tidy every day. In Islington we refurbished an occupied social housing block without moving a single resident out.

How do you keep residents informed during planned works?

How do you support vulnerable residents during works?

Where the landlord tells us a household needs extra support, we plan the works around them, from appointment times to keeping essential facilities available while the work is under way. The site manager stays in touch with the household throughout.

Can you deliver programmes against our schedule of rates?

Yes. AGL can price and deliver programmes against your schedule of rates or ours, and our procurement team holds supplier pricing for the materials the programme needs.

Are you on public-sector frameworks?

Yes. AGL is a member of a number of public-sector frameworks, which can make appointing us simpler and quicker. We also hold Constructionline and CHAS Elite accreditation, and our contracts team can confirm which frameworks your organisation can use.

Who is responsible for health and safety on site?

AGL acts as principal contractor under the Construction (Design and Management) Regulations 2015, planning, managing and monitoring the construction phase. Our site managers are SMSTS trained, everyone on our team holds the CSCS card for their role, and an external health and safety consultancy audits our sites and practices.
