Treat the cause, not just the stain

Wiping mould off a wall makes it disappear for a while. Unless the cause is fixed, it comes back, often worse than before. We find out why the damp is there, put that right first, and only then treat and redecorate.

Four causes, four different fixes

Damp usually comes down to one of four things: condensation, penetrating damp, rising damp or a leak. Condensation needs better ventilation and heat, penetrating damp means repairing the roof, gutters, pointing or render, and a leak needs tracing and fixing. True rising damp is rarer than it is often made out to be, so we check for bridged damp-proof courses and high ground levels before recommending anything more invasive.

A proper diagnosis

We inspect the whole property, not just the room with the mould. We take moisture readings, check the heating, ventilation and extraction, look at the roof, gutters and walls from outside, and ask the people who live there when and where the problem appears. Then we explain what we found in plain English.

Remediation, not a repaint

Depending on the cause, the fix can include extractor fans, trickle vents or a positive input ventilation (PIV) unit, repairs to roofs, gutters, brickwork and plumbing, or insulation where cold surfaces are the problem. Affected areas then get a mould wash and stain-block treatment before they are made good and redecorated. Our own multi-trade teams carry out this work, so the fix does not stall while you wait for another contractor.

Evidence your team can act on

Since 27 October 2025, Awaab's Law has required social landlords in England to investigate damp and mould hazards and act on them within set timescales. We plan our visits around the timescales in your policy, and every case ends with a written report: what we found, the moisture readings and photographs, what we did and anything that should be monitored. It is the record you need when a resident, the ombudsman or the regulator asks what was done.

What causes damp and mould in a home?

What does Awaab's Law mean for social landlords?

Awaab's Law, introduced through the Hazards in Social Housing (Prescribed Requirements) (England) Regulations 2025, has applied to damp and mould since 27 October 2025. It requires social landlords to investigate reported hazards, tell residents what they found and put things right within set timescales. AGL supports landlords by diagnosing the cause, carrying out the remediation and providing a written record of every case.

Will mould come back after it has been treated?

Mould returns when only the surface is treated. We fix the cause first, whether that means better ventilation, a repair to the building or insulation to a cold wall, then treat and redecorate, and our report sets out anything that should be monitored.

Yes. Every AGL inspection ends with a written report covering what we found, the moisture readings and photographs and the work we recommend, followed by a record of what we did. Landlords use it as their record for the case, and homeowners get a clear explanation before they spend anything.
